Zapti's mission is to deliver best-in-class specialised disability property management services that enable a quality, safe and person-centred experience for customers across our safe and sustainable properties.

We are currently seeking an experienced Facility Manager to join the Zapti team. Our experienced facility management team operates across different business functions, working on both strategic and operational levels.

Reporting directly to the General Manager , the Facilities Manager will lead the operational property and facilities management. The main objectives of the role is to ensure that Zapti's Service offerings are Safe, Engaging, Value for Money and Sustainable.


KEY RESPONSIBILITIES: (Duties include but are not limited to:)

  • Deliver facility management to all nominated contracted properties.

  • Manage site operations, including scheduled, preventative and reactive maintenance, to ensure continuity of property services with minimum disruption to end users and ensure that contractual requirements are met.

  • Liaising with Zapti Customers to prepare and coordinate quote requests and work orders.

  • Maintaining Zapti's information systems and preparing reports on a regular basis.

  • Facilitating projects for the facility including maintenance and capital works projects.

  • End to end management of procurement, contractor management and the safe operation and compliance of all contractors.

  • Provide exceptional customer service to Zapti clients, building strong relationships with key stakeholders and ensuring high levels of communication.

  • Manage and control budget and cost expenditure to contractual requirements for facilities management operations, for both preventative and reactive maintenance works.

  • Review and approve quotes, invoices and purchase orders within delegated authority procedures.

  • Identify and support implementation of cost saves, innovation and best practice.

  • Deliver a person-centred experience that is technology-enabled and provides for all client and staff needs.

  • Ensuring that all critical (P1) requests are addressed urgently.

  • Ensure property assets are safe for delivering the services they are intended, and comply with relevant legal and statutory requirements.

  • Ensure quality service from start to finish in all aspects of Zapti service offerings.

KNOWLEDGE, SKILLS & EXPERIENCE:

  • Minimum 2 years' experience in a similar role, (including real estate, facility management, and maintenance) within a multi-site organisation.

  • A strong communicator that possess strong verbal & written communication skills

  • The ability to develop and maintain strong customer focus and nurture positive business relationships with clients & external stakeholders.

  • Well-developed analytical, investigative, and problem-solving skills and ability to make recommendations to management

  • Experience in leading a team, with an ability and willingness to perform manual work as required (minor building maintenance and fitouts)

  • Experience with vulnerable and disadvantaged people and /or those with complex or challenging behaviours will be highly regarded.

  • Excellent organisational and time management skills with the ability to multitask and to be flexible to reflect changes in priority

  • Competent user computeried operating systems including G- Suite and Simpro (desired)

  • Strong knowledge and understanding of WHS legislation, responsibilities and obligations, with a commitment to ensuring compliance and safety

  • Current NSW Driver's Licence

  • Current Working with Children Check, NDIS Worker Check and Police Check or willingness to obtain prior to commencement in the role are required.

  • An excellent understanding of residential leases and compliance obligations.
